Housing Solutions for Low-Income and Informal Workers

The theme for the 2026 Africa International Housing Show (AIHS @20), “Housing Solutions for Low-Income and Informal Workers,” reflects one of the most urgent and defining challenges facing Africa’s housing sector today. Across the continent, a significant percentage of the population—largely made up of informal workers, artisans, traders, and low-income earners—remains excluded from formal housing systems due to limited access to finance, high construction costs, and rigid housing delivery models.

In countries like Nigeria and many parts of Africa, the informal sector accounts for over 60% of economic activity, yet this critical segment is often underserved in housing policies and financing frameworks. Traditional mortgage systems typically require formal income documentation, leaving millions without access to homeownership opportunities. As a result, many are forced to rely on substandard housing, informal settlements, or incremental self-building without adequate infrastructure.

This year’s theme is therefore a deliberate call to action for governments, developers, financial institutions, and development partners to rethink housing delivery. It emphasises the need for inclusive, flexible, and innovative solutions such as:

1. Incremental housing models

2. Cooperative housing schemes

3. Micro-mortgage and rent-to-own financing

4. Use of local and alternative building materials

5. Public-private partnerships targeted at affordability

The importance of this theme lies in its potential to unlock large-scale impact. Providing affordable housing for low-income and informal workers is not just a social responsibility—it is a powerful economic driver. It can stimulate job creation, improve living standards, enhance urban productivity, and reduce the growth of slums across African cities.
